Looking to buy a short sale?

Read this first... What is a short sale? The short answer is a sale where the lender agrees to take a shortfall on the loan balance due from the current owner to release the lien and allow the property to be sold to another party.

Before the short sale can take place however, the lender must agree to take the reduced amount. Sounds easy, reasonable, especially considering the current real estate market? Yeah, not so much! Keep in mind you are dealing with a financial institution, need I say more? In addition, you may be dealing with more than one lien holder, in fact there may be several lien holders, there may be a mortgage insurance company, an investor that holds a portfolio of properties including the one you want. A host of people have to get in the boat to make a successful short sale. It is a tedious process, but as the saying goes... Good things come to those who wait, but not for those who wait too late!

WARNING, THE PRICE YOU SEE MAY NOT BE REAL! In most circumstances the bank has yet to approve a list price. They want an offer first. Therefore the listing agent is left to his or her own devices to come up with a guesstimate, a price that is low enough to generate an offer, but high enough for the lender to respond.  

WARNING #2, Short refers to shortfall, not short as in the length of time that it takes the bank to respond. Buying a short sale does not have to be a scary process. Keep in mind that if the owner did not have the money to pay the mortgage they probably did not have the money for maintenance, repairs or upkeep and that all leads to problems when a home remains neglected over a long period of time and what may appear as a good deal based on the sales price in the end the total cost to own may be about the same as the well maintained, privately owned home that was priced to sell.  There are currently over 4,800 potential and approved short sale single family homes available, every shape, size and price range.
